Cooking Outside All Year, Built for the Coast

Outdoor kitchens in West Palm Beach get used more than almost anywhere in the country, and they take more punishment. The city has a tropical rainforest climate, with average highs from about 75 degrees in January to 90 degrees in July and roughly 61 inches of rain a year, most of it falling as afternoon thunderstorms from May through October. Freezes are rare. That means you can cook outside in December, but it also means the materials sit in strong sun, humidity, salt-laden air and summer storms every day of the year. We design each kitchen around those conditions first and the appliance list second.

Salt air and stainless steel

West Palm Beach sits on the Lake Worth Lagoon, directly across from the barrier island of Palm Beach, with the Atlantic just beyond it. Salt in the air is the main reason outdoor kitchens here rust, pit and stain. Type 316 stainless steel contains 2 to 3 percent molybdenum, which gives it better resistance to chloride attack than the more common 304 grade, and it is the grade used in marine and seaside work. For doors, drawers, hardware and fasteners close to the water, we specify 316 stainless or marine-grade polymer cabinetry, which does not corrode at all. Even 316 needs a rinse with fresh water now and then to stay bright.

Sun and countertops

South Florida sun is hard on some countertop materials. Engineered quartz is bound with resin that ultraviolet light breaks down, which can yellow or shift the color over time, and at least one major quartz maker, Cambria, excludes outdoor use and direct sunlight from its warranty. Granite, porcelain slab, sintered stone and well-sealed concrete hold up far better in full sun. Dark stone also gets hot to the touch in July, so we talk through color and shade before you pick a slab.

Hurricanes and the building code

The Atlantic hurricane season runs from June 1 to November 30, with the peak around September 10, and West Palm Beach was hit hard by Frances, Jeanne and Wilma in 2004 and 2005. Roofs, pergolas and louvered covers over a kitchen are structures under the Florida Building Code, and they have to be designed for the wind speed mapped for your parcel. Palm Beach County publishes those design wind speed maps by risk category, and all of unincorporated Palm Beach County sits within the wind-borne debris region. We size posts, footings and connections for those loads, and we plan how grills, covers and loose items get secured when a storm is coming.

Permits and HOA approval

A grill island with no utilities is simple. Once a kitchen adds a gas line, new circuits, a sink or a roof, the work goes through permit and inspection. The City of West Palm Beach Building Division handles building, electrical, gas, mechanical and plumbing inspections inside city limits, through its Civic Access online portal; neighboring towns and unincorporated areas have their own building departments. If your home is in one of the city's historic districts, such as Old Northwood, Flamingo Park or El Cid, visible exterior changes may also involve the city's historic preservation staff. In an HOA community, Florida law lets the association review the location, size and appearance of an improvement, and if it denies a request it must tell you in writing which rule the plan fails. We prepare the drawings and material lists both reviews ask for.

What a typical outdoor kitchen includes

  • A site visit to measure the space and check sun, wind, drainage and utility routes
  • A layout with landing space on both sides of the grill and a clear work zone
  • A masonry or steel-framed island finished in stucco, stone veneer or tile
  • Countertops suited to full sun, sealed where the material needs it
  • 316 stainless or marine-grade polymer doors, drawers and cabinets
  • Gas, electrical and water lines run to code, with permits where required
  • Optional cover, pergola or louvered roof designed for local wind loads

Planning around the weather

The dry season from November through April is the most comfortable time to build, and it lets concrete, stucco and sealers cure without daily rain. Summer projects are possible, but we plan around afternoon storms and keep open trenches and fresh finishes covered. If you want the kitchen ready for the holidays, start the conversation by late summer so permits and HOA review have time to clear.

Common Questions

How much does an outdoor kitchen cost in West Palm Beach?

National cost guides put most outdoor kitchens between about $6,000 and $35,000. HomeAdvisor's average is around $16,500, HomeGuide lists custom builds at $10,000 to $35,000, and luxury kitchens run $35,000 to $65,000 or more. Coastal-grade stainless, a roof and longer utility runs push the price up. We give a written price after seeing the site.

Do I need a permit for an outdoor kitchen in West Palm Beach?

A freestanding grill island with no utilities may not, but gas lines, new electrical circuits, plumbing and roofed structures generally go through permit and inspection. Inside city limits that is the City of West Palm Beach Building Division; other towns and unincorporated areas have their own departments. We confirm what applies at your address before the quote is final.

What stainless steel is best near the ocean?

Type 316. Its molybdenum content gives it better resistance to chlorides than 304, which is why it is used in marine and seaside work. Close to the water, marine-grade polymer cabinets are another option because they cannot rust. Either way, an occasional fresh-water rinse keeps salt from building up.

Can quartz countertops be used outside in Florida?

Standard engineered quartz is a poor choice in full sun because UV light breaks down its resin, which can cause yellowing, and some makers exclude outdoor use from their warranties. Granite, porcelain slab, sintered stone and sealed concrete are better outdoors. Some brands sell lines made specifically for outdoor use.

Will my outdoor kitchen survive a hurricane?

The masonry island itself is heavy and usually rides out a storm. Covers, pergolas and roofs are the parts at risk, which is why they have to be designed for the wind speed mapped for your parcel and anchored to footings sized for it. Before a storm, secure or store grill covers, cushions and anything loose.

Does my HOA have to approve an outdoor kitchen?

If your declaration gives the association architectural control, it can review the location, size and appearance of an outdoor kitchen. Under Florida law, a denial has to be in writing and identify the specific rule the plan does not meet. We prepare drawings and material samples for the review.

How long does it take to build an outdoor kitchen?

Building the island itself is usually the shortest part of the project once materials are on site. Permits, HOA review and custom countertop fabrication usually take longer than the build, and a roofed structure adds engineering and inspection time. We lay out a realistic schedule at the estimate.

Where We Work

West Palm Beach is the center of our service area, from the historic neighborhoods near downtown to the newer communities west of I-95. From there we serve Palm Beach County: Palm Beach across the lagoon; Riviera Beach, North Palm Beach, Palm Beach Gardens, Juno Beach and Jupiter to the north; Royal Palm Beach, Wellington and Greenacres to the west; and Lake Worth Beach, Lantana, Boynton Beach and Delray Beach to the south. Homes on the barrier island and along the Intracoastal take the most salt spray and the strongest wind, so material and anchoring choices there are stricter. Inland communities are often gated, with HOA architectural review. Each city has its own building department and permit process, and unincorporated areas fall under Palm Beach County. Each area page covers what applies there.
